From time to time home owners of newly constructed government homes may find defects with the house.  The Department of Housing has created a programme that allows these home owners to have corrections made to newly constructed homes, by the Department of Housing, where defects are reported within the first six months after taking possession.  


Eligibility 

Owners of government constructed houses occupied for six months or less, in government subdivisions.  Persons must be citizens or permanent residents of The Bahamas.

Process 
  1. Applicant must submit a letter reporting any defects found in the home to the Department of Housing within six months of occupancy. The letter should include date of occupancy, house number, subdivision where home is located, name, and contact.

  2. All letters need to be addressed to the following:

  3. All other family Islands homeowners must submit their letters of complaints through the Family Island Administrator’s Office, who will forward them to The Chief Housing Officer in  New Providence for action.
  4. The Department of Housing will contact the home owner to acknowledge receipt of the letter and set up an appointment to assess the home. In the case of complaints from the Family Island, an officer from the Ministry of Works will be contacted to provide the assessment and receive proposals from contractors to correct defects.  
  5. A Field Officer will conduct the assessment on the agreed date.  The home owner must be present for this assessment.  
  6. The Department will then set up an appointment for contractors to visit the house to obtain quotations for the work to be done.
  7. A contractor is selected based on the proposal and a contract is executed between the contractor and the Department of Housing.
  8. Work will commence on the house.
  9. Once work is completed, the home owner is required to sign an inspection verification form, indicating that the work has been completed satisfactorily.

Turn-around time 

Requests for repairs to a government house in a Sub-division are processed in two to three weeks. Completion of work may vary based on the extent of repairs needed.
Deadline 

Within 6 months of taking occupation of the house.
